We, at Smith Rentals, Inc., hope your vacation is filled with fun and relaxation. Please take a minute to acquaint yourself with the rules and regulations of our properties. Thank you.
  1. Check-in time is 3:00 P.M. on day of arrival, check-out time is 10:00 AM on day of departure.
  2. A confirmed reservation is one which we have received a deposit within ten (10) days of the phone request. After ten (10) days if no deposit has been received, the reservation request is considered canceled. Rental deposit is half the total rent. The balance of your bill is to be paid prior to your arrival, during prime time in summer total rent amount is due immediately because of time element involved.
  3. South Carolina Sales and accommodations tax of 12% applies and will be added to your rental rate. There is a $50 reservation fee on all reservations plus a processing fee.
  4. Upon arrival, please inspect your unit. Notify us of any problems then - not after the fact. The rule is "if you stay, you pay"�. Don't wait until your vacation is over to call. If you have a problem you must call when you arrive. Rental premises are considered decent, safe and sanitary unless we are notified at beginning of rental.
  5. Sand CastlePhones: Do not make long-distance phone calls except collect or credit card calls. No long-distance calls are to be charged to the unit you are renting. Some condos, at the owners request, may not be equipped with a phone. We cannot guarantee phones. Also at The Palace and Arcadian Dunes, there is a charge to have phone service turned on.
  6. All of our properties are fully-equipped with dishes, pots and pans, blankets, pillows and TVs. For most units you should bring: A. Linens (check bed sizes when making reservations) B. Paper products C. Soap and trash bags. (Cleaning supplies not furnished.)
  7. No pets are permitted in any unit except guide dogs for the blind.
  8. Locked closets: Many owners have their personal property locked in a closet for their convenience. These areas are absolutely not included in this rental.
  9. Departure maid service is mandatory; add to your rental - $50.00-Sun Suite / $55.00-1 bedroom / $65.00-2 bedroom
  10. Keys: Leave keys on the kitchen table of the condo upon departure.
  11. Repairs: We cannot guarantee air-conditioning, appliances or swimming pools. There will be NO REFUND if they fail. We try to keep these units in good working order. Our best will be done to have malfunctions repaired as quickly as possible. There are no refunds for circumstances beyond our control.
  12. Cancellation Policy: Refunds are made minus 25% of the total rental if cancelled within 30 days or more. Cancellations received less than 30 days prior to arrival will not be entitled to refund unless condo is re-rented for the exact period. In this case, your deposit will be refunded, minus 25% of the total rental. There is no refund for early departures.
  13. All rental units are privately owned. As agent, we reserve the right to refund deposits, refuse admittance, and/or discontinue occupancy, if in our opinion, same is detrimental to the premises.
  14. Substitution: In the event that an owner of a rental elects to remove his property from our management responsibility, or elects to personally use his condo, or if a unit is unrentable for any reason, we will provide comparable accommodations. We cannot guarantee a certain unit.
  15. Normally, our week runs from Saturday to Saturday if you are renting by the week.
  16. Winter Rentals: Some owners make their units available on a monthly rental basis during the winter. Check with us in the fall for availability.
  17. Although every effort has been made for accuracy, Smith Rentals, Inc., is not responsible for errors in this brochure. All descriptions are subject to correction and/or change without notice.
  18. During certain times of the year, such as Spring Break and early June, there is a $295 security deposit takes. $220 will be refunded approximately 10 days after departure provided there is no damage. The other $75 is held for an administration fee.
  19. Smith Rentals, Inc., as agent and/or owner of the individual rental unit, shall not be liable for any damage or injury to tenant or to any other person(s), guest(s), or to any property occurring on the premises or any part thereof, or in common areas thereof. The tenant agrees to hold agent and owners HARMLESS for any claims for damage, no matter how caused. Agent will not be held responsible for acts of theft or vandalism or other damages to tenants' (or guests') personal property.
  20. All deposits and rents are held in federally-insured bank (Bank of America) in an interest- bearing escrow account, with the interest accrued to the credit of Smith Rentals, Inc., only.
  21. Minimum age requirement: Myrtle Beach Resort only - There must be at least one person occupying the condo at least 23 years of age to meet the new rules of the resort. Refusal of admittance and discontinuance of occupancy can occur if this rule is not followed and there is no refund. If married there is no age limit and rule does not apply. Minimum age requirement at the Palace is 21 years of age as well as all other complexes.
  22. Don't forget TWO Nights Free SPECIAL - Stay 7 nights but only pay for 5 nights.  The last TWO nights are FREE on any week of the entire year.
  23. Also a 5 day special - stay 5 nights, only pay for 4.
